When you are ready to make an offer, we provide:

  • Market Analytics: Detailed data and comparable sales to help you determine a competitive and strategic offer price.

  • Structuring the Terms: We help you craft the key details, including downpayment, mortgage amounts, closing dates, essential contract terms, and review of like seller disclosures.

  • Expert Negotiation: As your Buyer’s Agent, we communicate directly with the listing agent to understand seller motivation and negotiate the most favorable terms on your behalf.

You’ve won the bid!

Once an offer is accepted, the process moves into a critical legal and due diligence window.

  • The 3-Day Attorney Review: This is a unique three-business-day window where either party can cancel for any reason. You are officially "Under Contract" only once both attorneys have agreed upon final terms and formally exited this review.

  • Due Diligence & Expert Inspections: Immediately following Attorney Review, we coordinate your professional inspections. These typically include a General Home Inspection (Structural/Mechanical/Electrical), Radon testing, Wood Destroying Insect reports, and any other specialized add-ons needed such as an Oil Tank Sweep or Sewer Line Scopes.

  • Negotiated Resolutions: Should any significant issues be discovered, we re-enter negotiations to secure necessary repairs or credits.

Closing Day

As we approach the finish line, our team manages the logistical "moving parts" to ensure a seamless transition.

  • Mortgage Commitment: We track your lender’s appraisal and formal loan commitment deadlines to ensure the timeline remains on track.

  • The Final Walkthrough: On or just before closing day, we accompany you to the property to ensure it is in "broom clean" condition, all seller belongings are removed, and all systems are in good working order.

  • Closing Day: This formal meeting is where deeds are signed, funds are transferred, and you receive the keys to your new home. Our team remains a resource for you long after the closing is complete.
